Title insurance is a fairly standard aspect of real estate transactions, and particularly so for residential real estate transactions involving mortgages. Georgea S. Wolfe set out to have the major title insurance companies answer some questions about their policies.
Questions include:
1) Will the title insurer provide coverage when the vendor's solicitor fails to deliver funds to a mortgagee despite giving an undertaking?
2) What happens when the same occurs, but this time it is a private mortgage?
3) Is there differential treatment in these scenarios between commercial and residential properties?
